Highfield Commons
In March 2024 we acquired The Townhomes at Highfield Commons, a 96 unit townhome community in Rochester, New Hampshire, from the original developer. This townhome community is fairly new having been completed in 2016. The property is in very good condition and the units are spacious averaging over 1,600 square feet. The majority of the units include 3 bedrooms and 2 ½ bathrooms while every unit enjoys an attached private garage. The property was being managed in-house by the developer whose primary business line was single family residential development. While they were doing a good job in maintaining the physical plant and reducing turnover we believe they were trailing the market in rent and other revenue. We have also found that a substantial number of units have leases expiring outside of the prime leasing season. With our style of proactive and professional asset and property management we will be able to adjust the rollover schedule allowing us to market the property during prime leasing season while increasing top and bottom-line performance. Value-add opportunities include select unit upgrades, enhancing curb appeal, delivering first class tenant service, and streamlining operations.
