Berkshire Portfolio

The Berkshire Portfolio includes four properties with 366 units in Western and Central Massachusetts.  The portfolio was purchased from a publicly traded REIT. The business plan for this portfolio was based on minimal capital investment but improved management. The immediate capital investment was to convert underutilized office space into a 2 bedroom unit.  Approximately 30% of the units were not sub-metered for those tenants to pay for their own electric service. As occupancy improved and new tenants moved in, we sub-metered electric (which was common in the market) converting these units from landlord paid utilities to tenant paid. From a management standpoint, our proactive management focused on driving revenue by increasing occupancy to market levels while at the same time reducing turnover.  We accomplished this increase in occupancy by both eliminating short term rentals and providing a better tenant experience thereby gaining revenue when units would otherwise be in between tenants while reducing turnover costs.  Finally, our hands on approach allowed us to reduce operating costs.  We implemented these changes quickly allowing us to obtain supplemental financing within the first 3 years returning over 80% of the original equity while maintaining and growing investor distributions.
